Good to Know
How Affordability Is Calculated
UAE banks generally cap your total monthly debt payments (including the new mortgage) at around 50% of your gross monthly income — known as the debt burden ratio.
Your down payment directly increases how much property you can afford — every dirham you put down upfront is a dirham you don't need to borrow.
This estimate assumes a standard repayment mortgage — interest-only or other specialized loan structures can change the numbers significantly.
Banks also factor in your age, employment type, and existing credit history — self-employed and non-resident applicants often face stricter requirements.
