How Islamic home finance works
Diminishing Musharaka: the bank and you jointly own the property from day one. Your monthly payment combines a rental charge on the bank's share plus an acquisition payment that buys out a slice of that share — your ownership grows until you own 100%.
Ijara: the bank buys the property outright and leases it to you for fixed rental payments, with ownership transferring to you only at the end of the term — a lease-to-own structure rather than a gradual buyout.
Murabaha: the bank buys the property and immediately resells it to you at a pre-agreed, disclosed cost-plus-profit price, repaid in fixed installments — the profit margin is fixed upfront as part of a sale contract, not interest.
All three structures avoid riba (interest) by framing payments as rent, profit-on-sale, or partnership buyout rather than interest on a loan. This calculator estimates the Musharaka structure only — exact terms and Sharia certification differ by bank.
